PLANS have been submitted which could see a 1950s bungalow in Malvern demolished and replaced with two new homes.

The plans, submitted to Malvern Hills District Council this month, would see the bungalow at 65 Bellars Lane knocked down.

In its place, two semi-detached houses would be put up in its place.

Premier Building Ventures is behind the plans, which were submitted to the council on July 18.

The company's plans say the existing bungalow could be modernised, but for the price, new houses would be a better option.

The current site comprises a single detached bungalow on a wide frontage and long back garden.

Planning documents state: "The dwelling itself was constructed in the 1950s and unlike the adjacent houses it has a much wider frontage which to some extent is at odds with the adjacent properties, all of which are two-storey semi-detached houses with much smaller frontages and closer to the highway.

"Although the building has no structural damage and is capable of being modernised, it would still be classed in development terms as not being necessarily an efficient use of land.

"Thew costs, not only to modernise, but to make it more energy efficient, would be very prohibitive and therefore redevelopment is a sensible option especially bearing in mind its proximity to Barnards Green shopping centre."

The designs for the new houses would centre on a single driveway in the middle of the site, with plans stating this would minimise the impact of the development with regards the number of accesses from the road.

To satisy the highways requirements, each home would have two parking spaces, which would be located to the rear of the gardens behind the properties.

The gardens themselves would be separated from each other by a two-metre high boarded fence.

To make the new homes more energy-efficient, they would also be fully insulated and include solar panels on the south facing roofs of each home.
