THE conversion of a Hereford house into six flats will see its character features persevered, planning documents say.

Applicant Ryan Bates wants to convert 20 Victoria Street from a house in multiple occupation (HMO) to six, one-bedroom flats with limited cooking facilities intended for use by venerable adults.

In the planning documents submitted to Herefordshire Council, consultants said the proposed layout would make more efficient use of the existing floor area of the building while preserving its unique period features.

The only external alteration would be the replacement of external windows to provide “enhanced acoustic performance” for residents, with the house located on the A49. 

“If the scheme is approved the building will be long-term leased by Housing Solutions, a Herefordshire Council initiative to support vulnerable young adults,” a design and access statement said.

“Due to the environmental impact of noise and atmospheric traffic pollution it is proposed to replace windows to the front and side elevation habitable rooms with sound-attenuating frames and glazing.

“In addition, an active ventilation system will be employed to supply the units two, four, and six with fresh air from the rear of the building.”

It add that the building would be a “huge benefit” to the local community and social care, and that it had suffered from lack of maintenance in recent year and was in a state of “disrepair”.

Consultation on application 211752 ends on July 15, with a decision expected on August 2.
