Erwood, Builth Wells, Powys

Guide price

DESCRIPTION The Old Carpenter Shop (also known as the Old Saw Mill Site) - as the name suggests this was the site of a series of mainly corrugated iron sheds that contained the remnants of a carpentry business that dated back nearly 100 years. The site was cleared and consent obtained for their replacement with two detached houses - each with detached garage, garden and parking area.

The buildings have been removed and the site is ready for development to commence - subject to various conditions which will have to be adhered to first. A copy of the full planning consent is available on request.

LOCATION Erwood is a small but popular village in the Upper Wye Valley on the A470 Trunk Road about 5 miles south of Builth Wells and less than half an hour's drive from Hay on Wye and Brecon. It has a great community spirit with a busy village hall, Young Farmers Club, a successful annual Agricultural Show and a thriving and popular village pub with a good reputation for its food.. The scenery surrounding it is spectacular with the River Wye, Aberedw Rocks, and Radnorshire Hills particularly noted. There is a new primary school at Llyswen just three miles down the road and a choice of good secondary schools at Builth Wells, Gwernyfed and Brecon.

Hereford and Merthyr are less than an hour's drive offering large super markets and shopping facilities. The A470 gives good access to Cardiff and the M4 corridor.

PLANNING CONSENT was granted in outline on the 07/03/2018. A full inspection of all the documents can be made by going to the Powys Planning website and inserting Ref P/2017/1487.
